Inside JFK’s $19 Billion Of Improvement Projects
The redevelopment project will improve four of the airport's terminals.

New York City’s John F. Kennedy International Airport is one of the busiest in the world, with 55,287,711 passengers flying through in 2022. In operation since 1948, the airport has experienced massive growth, now with five operational terminals after redevelopments in recent years. Despite the latest improvements, the airport launched the JFK Redevelopment Program, which includes more than $19 billion in investments. The airport expects more than 75 million passengers to fly through JFK in 2030.
The JFK Redevelopment Program is “transforming JFK into a modern 21st-century airport” and encompasses four major terminal projects, The New Terminal One, Delta/JFKIAT – Terminal 4, JMP Terminal 6, and American Airlines – Terminal 8. $19 billion has been invested into improving the airport, generating more than 15,000 jobs. The improvements will bring a unified terminal layout, world-class facilities, centralized ground transportation options, expanded taxiways and gate capacity, and state-of-the-art security.
The New Terminal One
The New Terminal One will house 23 gates and feature more than 300,000 square feet of dining, retail, lounge, and recreational space. The design-build team is led by two firms, AECOM Tishman and Gensler. AECOM Tishman has managed the construction of some of the world’s most iconic buildings, like the One World Trade Center and Mercedes-Benz Stadium (home of the Atlanta Falcons).
Gensler has worked on projects like Seoul’s Incheon International Airport (ICN), Marriott’s global headquarters, and Delta Air Line’s newly famed Terminal C at LaGuardia Airport. Ground broke on The New Terminal One last September and is set to open to the public in 2026.






Terminal 4 – Delta/JFKIAT
Terminal 4, home to Delta Air Lines and numerous international carriers, and developed and operated by the JFK International Air Terminal, will receive ten new aircraft parking positions, 150,000 square feet of new gate space, a new baggage carousel, updated check-in hall, more curb drop-off space, new signage, and more. Delta has invested $1.5 billion in the new terminal, which is set to open this summer.
JMP Terminal 6
The new Terminal 6 will be an international terminal featuring 1.2 million square feet of facilities, capacity for up to ten gates, and redefining the guest experience. The project is being led by JFK Millennium Partners (JMP), which includes the Vantage Airport Group, American Triple I Partners, RXR Reality, and JetBlue. Terminal 6 will add more than 4,000 jobs, generating almost $2 billion in wages, and contribute more than $6 billion to the New York economy. The first phase of the project is set to be completed in 2025.



American Airlines – Terminal 8
Terminal 8 is the largest terminal at JFK, capable of handling more than 13 million passengers annually. Holt Construction is heading the redevelopment of Terminal 8, along with AECOM. The expected completion is this year and will add more than 70,000 square feet, including 33,000 square feet of public space.
Additionally, more than 55,000 square feet of existing space will be renovated. New lounges are being added, as well as enhanced baggage systems, a modernized check-in space, upgraded concessions, five new widebody gates, and four new aircraft parking spots
